Exodus to the Adirondacks

To the editor:

After 9/11 there was a spike in homes and land interest and sales in the Tri-Lakes area. Psychology was the driver. People from New York City wanted their “getaway place” in the Adirondacks. There is a good chance the same thing will happen when the current “virus crisis” abates. If such a buying spree does happen, then the effect will be similar to what occurred post 9/11: House prices (and thus assessments) will rise dramatically. For those who wish to sell, it will be a boon. For those who do not sell, it will mean higher assessed values and thus taxes. In the post-virus Tri-Lakes world, this may be significant (depending on one’s budget, etc).

There is no certainty this will occur, but even 300 buyers coming up from NYC scared and wanting their own refuge/vacation place will have a significant impact on our (relatively) tiny market, and thus taxes and tax base. 

Food supply chains around the nation and world are beginning to crack. We do not have a huge and varied retail supply base like major urban areas. Small changes can and do have a large impact. 

I think those in charge of these affairs should take the time now to scenario-plan for post-virus. If preparations are made properly at this time, property owners and residents of our area can be protected in terms of food, medical, fuel, taxes, etc.
