Black Bear Restaurant owner plans new White Bear

LAKE PLACID — A Lake Placid restaurateur is planning to open up a new restaurant.

The proposed parking plan for the new Wilmington Road restaurant came before the North Elba-Lake Placid Joint Review Board on Wednesday.

Zuifer Cecunjanin, a longtime resident whose extended family members own multiple restaurants in Lake Placid, is the owner of the new White Bear Restaurant and the person who submitted the parking plans. In his application to the review board, Cecunjanin wrote that the restaurant would have a capacity of 80 people over two floors, would employ at least five people per shift, and would have an Adirondack theme.

Cecunjanin also owns the Black Bear Restaurant on Main Street.

Cecunjanin said Thursday that the restaurant will be local-oriented and feature a short menu of Italian-American cuisine. The hours will be 11 a.m. to 10 p.m. Monday through Friday. The possible opening date for the restaurant isn’t clear yet — Cecunjanin said he’s waiting until the coronavirus pandemic is over.

The building, at 2793 state Route 86, will be named the Harris House in honor of Cecunjanin’s son Harris, who passed away in 2004.

In the submitted parking plans, Cecunjanin outlined where 12 parking spaces and a loading dock could be placed on the property.

About 70 feet away from the White Bear, in the “village center” zoning district, there would be no parking requirements for businesses, according to Review Board Chairman Bill Hurley. But the restaurant will be located just far enough away that a set number of parking spaces would be required. The 14 proposed spaces wouldn’t be enough to meet the requirements in the code, according to Hurley.

Cecunjanin said he hopes to draw customers from multiple nearby hotels — and in his experience, many people who stay in hotels in Lake Placid leave their cars at the hotel and travel by foot to nearby restaurants. In his application, he wrote that in addition to the foot traffic, the free Lake Placid XPRSS bus stops nearby, and Uber is another option for customers.

Cecunjanin added in his application that he intends to buy adjacent property to increase parking capacity if necessary.

The review board voted to authorize Cecunjanin’s parking plan. Hurley abstained from voting.
