LAKE PLACID - Family Dollar is in the planning process of opening a store just outside the village line.
The vacant lot at the intersection of Fawn Ridge Road and Saranac Avenue, next to Burnham Benefit Advisors, is the proposed location for the store.
It would be a stand-alone business on a 1-acre parcel of property. The size of the building is planned to be 8,320 square feet, 7,324 square feet of which would be designated for retail space. The developer for the project is Durban Development LLC of Charlotte, N.C.

James Morganson, the code enforcement officer for the town of North Elba and village, said his office and the company have already been in a dialogue about the design of the building.
"The design of the Lake Placid Family Dollar draws from the history of the town and pulls inspiration from its setting in the Adirondack Mountains of New York," the company wrote in its plan.
The colors shown in a sketch of the building are gray stone walls, with portions that are "complemented by a board and batten application on all four facade, typical of the Adirondacks," they wrote. The roof would be green. The proposed sign would be orange and red, displaying the company logo.
"They spent some time in the design process and are going with a fairly established theme here," Morganson said.
The building would be a "natural looking stone base," and the roof would have "historical brackets." It does not look like a typical "box store," Morganson said.
There would be a total of 25 parking spaces.
"They did a fairly good parking job on the lot," Morganson said.
A difficult intersection
The intersection may be a "cause for concern," Kevin J. Novak from the traffic safety and mobility department of the state Department of Transportation wrote in an email to the project's engineer, James Moser.
"The close proximity of the driveways, along with the existing sharply skewed intersection of Fawn Ridge Road and Route 86, could result in driver confusion given the number of potentially conflicting turning movements, between two commercial businesses and Fawn Ridge Road traffic, occurring in a relatively small area of pavement," Novak wrote.
Moser said in a telephone interview that he did not have any comment on the access driveway, saying that would be discussed at an upcoming meeting of the review board.
Morganson also raised his own concerns about an impact to traffic safety in a March 19 letter to the review board.
"It is my belief that the Family Dollar retail project will create a safety hazard as proposed," Morganson wrote. "The responsibility to plan to protect public safety and eliminate hazards must be the applicant's prior to any approvals."
Novak could not be reached for comment.
Family Dollar said they would plan to hire five to six employees if the store is completed, a company representative wrote in an email to the village code office. The store would be open from Monday to Saturday from 8 a.m. to 9 p.m. and on Sunday 9 a.m. to 9 p.m.
Morganson said a meeting has not been scheduled yet.
"Then there will be some fine-tunning and a decision," Morganson said.
