APA approves subdivision outside Lake Placid

RAY BROOK — The state Adirondack Park Agency board unanimously approved a planned subdivision outside Lake Placid Friday.

The project, which is owned by Barile Family LLC, would build 15 houses on resource management land. It still needs to get local municipal approval.

The subdivision is located off state Route 73 near the Cascade Inn and would split nearly 600 acres of land into 17 lots.

One of those lots, Lot A, would contain the vast majority of the land, at 495 acres. This lot would be owned by the homeowners’ association. There are considerable wetlands on the property, almost all of which are part of Lot A. That lot will see very little development and will not contain a residence.

The other lots would have single-family homes, each of which would stay below 40 feet in height. Some clearing of trees would take place to provide views of the High Peaks, but APA staff found the project to be in compliance with the State Land Master Plan.

Several letters and comments raised concerns about the project. Adirondack Wild: Friends of the Forest Preserve lodged complaints, but APA staff attached several conditions to the permit to limit the amount of vegetative clearing that can take place.

Staff found that there would be no loss of any part of the wetland, that the development would be consistent with overall intensity guidelines, and that there would be no undue adverse impact on resources.

A major subdivision permit from the town of North Elba is needed for the project to move forward. A hearing before the Lake Placid-North Elba Joint Review Board is scheduled for March 1.
